What interior projects add the most value to your home?

With London house prices increasing quickly, owning a home might not in itself be going to earn you enough money to climb up the property ladder. You can undertake interior design projects in order to add value to your home, but what interior projects add the most value to your property?

 

1. Loft conversions
A loft conversion is the best way to gain extra living space and add value to your home. You should be able to realise a loft conversion if your loft has a maximum headroom of 2.3m. The most popular option for a loft conversion is a double bedroom with en-suite bathroom, and the Nationwide Building Society estimates it could add up to 21 percent to the value of your home.

 

 

2. A second bathroom
Creating a second bathroom will increase your home’s value by 15.6 percent according to the Nationwide analysis. The Nationwide explained that having two bathrooms has become a standard; 10% of new properties are being built with three bathrooms or even more. Because this was very different 20 years ago, there are still plenty of London properties with just one bathroom, which makes adding a second bathroom a must-have home improvement project.

 

 

3. Basement and loft extensions
Expanding up and down has quickly become a part of the everyday life in London and is a fantastic way to create more living space and add value to your home. The average costs of creating a basement are around £300 per square foot, and if carried out by an experienced construction company, can be sold for £600 to £5.000 per square foot, adding up to 15 percent to your home’s value. Generally, a basement extension tends to work best as extra family living space such as a second living room, dining room or a playroom for children.

 

 

Loft extensions are relatively easy and do not cause much disturbance. A survey of 110 estate agents, carried out by mortgage lender GE Money concluded that a loft extension adds an average 12.5 per cent to the selling price of your home.

 

 

4. A new kitchen
Most people consider the kitchen to be the heart of the home, and because of this, a brand new kitchen pays off; An impressive kitchen interior can add 5%-20% to the value of your home depending on where you live, according to Savills. Bespoke kitchens generally last a lifetime, so although you may end up spending more then you originally planned, the investment will not only increase your home’s value, but will also give you decades of pleasure an exceed your expectations each time you enter the kitchen.

 


5. A third bedroom
Figures releases by Nationwide showed that adding a third bedroom could increase your home’s value with 11 percent. It is important to consider the potential market and avoid unnecessary additions. Families often search for a number of small rooms, where couples or single occupiers often prefer one or two spacious rooms.
